Proposed manufactured home parks shall be reviewed under the provisions of LMC 1.35.300, Process III: administrative permits review process, and shall include but not be limited to the following requirements:

A. Manufactured home parks shall have a minimum site size of 3.0 acres;

B. The maximum permitted density is six units per net acre;

C. An internal roadway and fire lane shall be provided not less than 20 feet in width, with turnaround as required by the Lynnwood fire department;

D. The following setbacks shall be met for all manufactured home parks:

1. Ten-foot setback between the unit and internal access road;

2. Ten-foot setback between each unit, except as approved per subsection F of this section;

3. Six-foot setback between a unit and another accessory structure;

4. Twenty-foot front setback for units that front on a public right-of-way;

E. A 15-foot-wide planting strip shall be provided along the perimeter of the park, except as provided in subsection F of this section. The perimeter strip shall consist of:

1. Evergreen conifer trees with a minimum height of six feet and spaced a maximum of 15 feet on center;

2. A six-foot high fence which forms an effective barrier to sight; and

3. Evergreen plantings that will mature to a total ground cover within five years in the rest of the landscaped strip;

F. A perimeter planting strip is not required when the manufactured home park pads (sites) are oriented toward and have primary access to an existing street right-of-way;

G. Carports, when designed to comply with the Uniform Building and Fire Codes, may be attached or located on lot lines to provide common driveways to adjacent sites;

H. All accessory structures, including carports, shall meet the requirements of the Uniform Building Code. The construction shall be of the same or similar material and color of the manufactured home;

I. Recreational space shall be provided in accordance with LMC 21.42.900(B), Recreational Requirements; and

J. Recreational vehicle parking or storage shall not interfere with emergency access, driver visibility, vehicular circulation and parking. Therefore, if a designated recreational vehicle storage area is not available, recreational vehicles may be parked only in the carport or garage, and at the same or greater setback from the internal road as the manufactured home.
